Agent uploads a six month listing onto the local MLS (which can be viewed by Realtor® members of the Metro MLS - based in Milwaukee, South Central WI MLS - based in Madison, and Northeast WI MLS - based in Appleton), wihomes.com or wisconsinhomes.com, realtor.com, thefrugalbroker.com, Google Maps for Real Estate, Yahoo Real Estate, AOL Real Estate, Trulia Real Estate Search, Zillow, and 25 additional real estate search engines. 
  2. Agent installs an eye-catching, professional yard sign (where permitted).
  3. Agent takes high quality, digital pictures of your property.
  4. Agent provides a comparative market analysis to help you determine your property's value, and advises you on a long term pricing strategy.
  5. Agent helps you complete our user-friendly "Seller Net Worksheet", so you can calculate approximately how much money you'll walk away with after closing.
  6. Agent tours the property (required by WI law), and tells you how to prepare it for showings.
  7. Agent provides access to our user-friendly "Private Showing Request" forms, which outline a simple process for you to verify the credentials of cooperating brokers, home inspectors, appraisers, and insurance agents requesting private showings of your property.

Services NOT Included:

  1. You complete our user-friendly "MLS Questionnaire", and email or fax it to the agent. Required.
  2. You complete our user-friendly "Room Dimensions Worksheet", and email or fax it to the agent. Required.
  3. You complete the "Listing Questionnaire Regarding Title Issues" form, and email or fax it to the agent. Required.
  4. You complete the "Lead Based Paint Disclosure", and email or fax it to the agent. Required if the property was built before 1978.
  5. You complete the "Real Estate Condition Report", and email or fax it to the agent. Required.
  6. You complete the "Condominium Addendum to the Real Estate Condition Report", and email or fax it to the agent. Required if you are selling a condominium.
  7. You complete the "Condominium Executive Summary", and email or fax it to the agent. Required if you are selling a condominium.

  15. You order the title insurance, review the settlement statements, and coordinate the closing.
